Home Sales Drop in 89149 Las Vegas

According to the latest housing report released June 9, 2025, the Las Vegas neighborhood of Centennial Hills saw steady activity overall, with one notable exception. Zip code 89149 reported a decline in home sales compared to the same time last year, despite an increase in inventory and listing activity.

Inventory Rises, But Still Home Sales Drop in 89149

In June 2025, new listings increased by 18.67% in the 89149 zip code, which led to a notable jump in inventory — 89 homes listed for sale, up from just 75 available in June 2024. This rise in available homes gave buyers more choices, but it did not translate into more closings.

The number of sales fell by 12.73% year-over-year. In June 2024, there were 55 closed transactions in 89149, but only 48 homes sold in June 2025.

Prices Continue to Climb

Despite the dip in sales volume, home values continued to rise. The average list price of sold single-family homes jumped 14.68%, indicating that while buyers may be more cautious, sellers are still commanding higher prices in the area.

This could suggest a shift in buyer behavior, affordability challenges, or simply a market correction following a particularly strong 2024.
